Yes, Sherman, Texas is considered a growth market due to its population increase, strong job growth, and significant housing development.
The area is attracting new residents and businesses, including a major H-E-B grocery store and a growing semiconductor industry, which indicates sustained economic momentum.
Population and Job Growth: Sherman saw a population increase of over 2% between 2022 and 2023, and the job market expanded by 3.2% in 2023.
Major Investments: A significant $11 million investment for a new H-E-B grocery store development was approved, which is seen as a major indicator of lasting demand and growth, says OmniKey Realty. Apple is also expanding its high-tech manufacturing operations in the area.
Housing Market: There is a boom in housing, with new construction, apartments, and other options available. Over 2,400 building permits were issued in one year, signaling strong demand for new housing.
Strategic Location: Its location near the Dallas-Fort Worth metroplex provides a competitive advantage, making it an attractive area for those looking for a lower cost of living with access to a major urban center.

We are heading to closing toward the first week of November. We still have few spots available
if you want tax benefits and good cash flow from a solid apartment deal.
MCNEIL STAR UPDATES
This apartment community is thriving and we are stabilized and performing well
and we are at 94% occupancy. September was the first year of full operations and we are happy to report we have exceeded our projections for this great asset in Dallas.

TRADITIONS AT SLATE RIDGE UPDATES
As of today, we are at 94% occupancy and completed 47 units and working on 2 more units. This is great asset where growth continues to thrive.

BRENTLINGER TOWNHOMES UPDATES
As of today, we are around 93% occupied and doing well with great assets.

Federal Reserve & Interest Rates Update
1. Current Rate Levels
The effective federal funds rate is about 4.11% as of October 23, 2025.
The Fed’s “selected interest rates” release shows the discount window primary credit at 4.25% for late October.
The target range for the federal funds rate has been in the 4.00%–4.25% range following the September cut.
2. Policy Outlook & Market Expectations
Markets are pricing in a ~100% probability of a 25-basis-point rate cut at the Fed meeting scheduled for October 28–29, 2025 — bringing the target range down to 3.75%–4.00%.
Some Fed officials are signalling additional cuts this year: for example, Michelle Bowman expects two more cuts by year-end.
The economic data picture is cloudy — the ongoing government shutdown has created a “data blackout,” reducing clarity on jobs and inflation. This is making the Fed more cautious.
While inflation has cooled somewhat (e.g., CPI rose ~3% in September), the Fed remains cautious because inflation is still above its long-run target and the labor market shows signs of softening.
