Dave Snider | Founder - Manager - Real Estate Investor
I was born into a family deeply rooted in ministry and education. My parents, both committed to serving others, raised me and my three brothers in modest housing, often in need of repairs. From an early age, I was hands-on—helping my father fix plumbing, heating, and structural issues, and working alongside my uncle, a skilled mason. I witnessed firsthand how resourcefulness and hard work could transform neglected properties into valuable assets.
That foundation shaped my path. By the time I was in seminary, I was already investing in foreclosures—starting with one property at a time, then scaling to multiple projects simultaneously. I graduated UNC Chapel Hill with a BA Economics concentration while building a top 5 team nationally in the insurance industry with NML as College Unit Director, then went to seminary at Southeastern Seminary in Wake Forest NC. While there, I learned to acquire distressed properties, acquire estate properties, and finish homes left incomplete by builders, turning them into profitable investments. My journey wasn’t just about real estate; it was about people. Whether it was helping homeowners, tenants, or team members, I built my career around creating value and ensuring a win-win experience for all parties involved.
My passion has always been people. From my ministry background to my investment career, my core mission has remained the same: to provide others with opportunities for stability, growth, and financial success. I've seen firsthand the impact that quality housing and strong communities have on individuals and families.

Appreciation & Value-Add: I focus on markets and properties with strong appreciation potential. I actively seek ways to improve properties—whether through renovations, better management, or community-building initiatives—to maximize their value.
Resilience Through Market Cycles: I've invested through economic downturns, recessions, hurricanes, and market shifts. This experience has taught me to prepare for uncertainty with strong capex reserves and contingency plans, ensuring properties remain profitable even in challenging times. I have always learned much from and continue to learn much from mentors - talented individuals who are much more experienced than I, and I'm grateful for their constant input.
I make sure investors and lenders are paid early, and if there’s ever a hiccup, I ensure they receive more than expected. I don’t just want investors (or lenders) to make money—I want them to feel confident, valued, and stress-free. We plan for market shifts and circumstances, to be able to perform regardless of potential hurdles. Earn more, worry less.
I strategically invest in the Southeast, an area experiencing significant population growth, economic expansion, and increasing demand for rental housing. Factors such as new industry developments, job growth, and favorable tax climates make this region a strong investment target.
I analyze markets based on key indicators such as employment trends, demographic shifts, and rent growth potential. I also stay informed through industry reports, local economic data, and direct conversations with property managers and landlords. Whether it's workforce housing, value-add multifamily, or strategic Section 8 investments, I focus on opportunities where supply and demand dynamics favor long-term appreciation and cash flow - stronger returns to investors and lenders.
I’ve seen firsthand how the U.S. has evolved into a renter nation (44% of Americans and rising, now including seniors), with more people opting for flexibility over homeownership. Multifamily properties present the best opportunity to capitalize on this shift while providing essential housing solutions. My portfolio spans duplexes, vacation rentals, and larger multifamily assets, with a focus on stabilizing underperforming properties and maximizing their potential.

I met Dave when I was 22 and we got married when I was 24. I graduated from Stetson University in Deland, Florida, and did my graduate studies in German Literature at the University of Florida in Gainesville, teaching German to undergraduates. We have one living son at Columbia University in a phD program for Statistics and Data Analytics who is also a TA, grading papers and creating homework assignments for the undergraduate and master's students. Even our son has been investing passively in real estate through his ROTH IRA since he was an early teenager. We have invested in and managed real estate, renters, renovations, economic challenges, weather challenges, and managed the accounting for 25 years. We are, all 3 of us, passionate about improving lives, communities, properties, and investor and lender returns. We happen to all 3 be musicians as well, and have lived in the High Vista Community for the past 20 years on the 11th green of the golf course there. We've learned much from our neighbors, many of whom run the Asheville businesses.

While Dave initially focused on acquiring, renovating, and beautifying starter or affordable houses, he began expanding within a year to managing rental properties as well, like his parents did, and I have always assisted in the bookkeeping and accounting. The market for starter homes and affordable housing was the strongest and still is in any economy. We wanted each house, though ugly when we bought it, to become someone’s CHATEAU - an esteemed, admired house that they loved, could raise a family in, and love building experiences in. We would later found Chateau Street Stays LLC to give renters a more excellent (and well-managed by reviews) rental experience in the Western and Central North Carolina regions, as well as Coastal South Carolina. These properties would host over 3000 guests annually. We founded Triad Chateau to provide better rental experiences to renters in the Triad of North Carolina and provide better accounting.We founded Chateau Holdings LLC to oversee the Chateau Companies. We then founded Chateau Capital LLC dba Chateau Funds, to utilize private investor monies to fund these better multifamily properties and give stronger returns and tax benefits to investors, where they can earn more, worry less, set it and forget it. The properties we analyze, acquire, improve, and manage are typically within a 6-hour radius of where we currently live. Sometimes, we hear of opportunities outside that radius, and we may analyze them to see if they will benefit investors. We aim to improve the lives and satisfaction of the residents, families, children, seniors in the apartment communities. I, like Dave, enjoy caring for people with care needs, as Dave is the Chairman of the Care Committee for the Rotary Club Downtown Asheville. We both have experience working with youth, caring for seniors and those wrestling with maladies. We want our properties to be sensitive to children/students, parents, families, seniors with aging issues and all those who need a quiet, safe, connected and exciting place to raise their families and live great lives.

We began raising private capital in 2018 for single family properties, and have returned monthly checks each month without fail since. Some of those invested through their Self-Directed IRA accounts and Solo-401K accounts, HSA accounts, and other capital. Some chose to become passive investors instead of active investors. Dave's book "Earn More Worry Less" explains this process for single family note holders.
In 2024, we founded Chateau Capital dba Chateau Funds, to grow private investor monies to fund and improve multifamily properties and give stronger returns and tax benefits to investors. We still adhere to the goal of allowing investors to earn more, worry less, set it and forget it.
